Title: Non traded Reits crowdfunding sites like Richuncles and Fundrise

Hi All

I'm evaluating private REITs offered by Richuncles.com and Fundrise.com

I like them because of regular dividend distribution and option to reinvest for compounding.

Just want to know opinions on these sites or in general non traded REITs.

I've also been working with Fundrise for more than two years now, and I really like their innovation. I'll be writing about their new Opportunity Fund soon, which takes advantage of a new tax law and Opportunity Zones.

The four I like are: RealtyShares, Fundrise, RichUncles, and maybe PeerStreet..... PeerStreet has a "key man" risk that people are not aware of, and it's not my place to share.

Having read your review on rich uncles and others; what do you like about each of them? When you list them out are those rankings or just off the top of your head? I'm curious about them. Since you wrote in the review that you have over $810k (at the time) in crowd funding; how much of that or at least ball park is with each provider? I'm leaning towards pushing in on this but haven't made up my mind yet.

I find it odd that Rich Uncles is not supported in Personal Capital.  They seem to have some questionable news about them this year as well - their auditor charged with accounting fraud.  I still have a little bit invested with them regardless.  I wish you could share more information about PeerStreet.

Has anyone else had experience with RealtyMogul?   They were one of the early ones -- and I've split my capital between them and RealtyShares.    Seems like RealtyMogul was headed more towards the REIT angle than individual deals though, so for awhile, I didn't place any additional capital with them.   Now they have both REITs and individual deals.   

I like picking my own opportunities (and have had some success with it, probably more lucky than good tho, tbh)...   I've had a few dogs, but so far am doing better than 10%.   Really interested to see how all of these fare when times aren't so rich... suspect we may find out soon.   :-\

I don't have much information on RichUncles, but i did have a quick call with them. They said that they are working with a different accounting firm now.
