Title: Remodeling Rental Unit

What items do i focus on in my new rental property to get the highest rent? Is it kitchen, bathroom or backyard? Also, how do I tenant proof my house such that things dont break often.

You can focus interior and exterior designing, Car parking, electricity, water supply.

I had this same question. I had to trust what my realtor knew about the area. I didn't do anything other than safety and necessary maintenance from the home purchase inspection.
Personally, I would have wanted things like a dishwasher and full size washer/dryer. But it is in a cute historical neighborhood and apparently renters don't expect those things there. A different neighborhood may have other expectations.
I do provide lawn service and twice yearly maintenance inspections through the management company.
